Definitions
The usable area, also known as carpet area, is calculated as the net floor space inside an apartment. It excludes external walls, service shafts, balconies, verandahs, and open terraces, while including internal partition walls as defined under RERA.
Built-up area includes the carpet area along with the space occupied by both internal and external walls and service ducts, offering a broader measurement of the apartment’s physical structure.
Super built-up area is higher because it includes the built-up area of the apartment along with a proportionate share of common spaces such as lifts, corridors, staircases, and lobbies within the project.
Buyers should verify land ownership, sanctioned building plans, RERA registration, and applicable statutory approvals to ensure the project complies with legal and regulatory requirements.
